Portugal Residence Permit For Investment Programme

Also known as the ‘Golden Visa’, the Portugal Residence Permit for Investment programme enables third country citizens to obtain residency in Portugal through investment. The application process is straightforward with an average timeframe of 8-10 months and may include financially dependant family members. Investors can apply for the programme having only one physical visit to Portugal with a minimal stay requirement of 14 days for every two year period.

Investors are eligible to apply for permanent residence or citizenship after five years at the end of the programme. Portuguese citizenship allows freedom of movement within the European Union.

The main investments for the Portugal Residence Permit for Investment Programme must be completed before the application is submitted and maintained for a minimum period of five years.

The two most popular investment types are either real estate or investment in private equity funds:

Real Estate
€280,000 – Property older than 30 years in a low density area
€350,000 – Property older than 30 years or located in an area of designated urban regeneration
€400,000 – New property in a low density area
€500,000 – New property
Any type of real estate can be acquired, however as of 2022, residential property may not be acquired in high density areas of Lisbon, Porto or on the coast of the mainland.

Funds

A minimum of €500,000 needs to be invested in managed funds for the capitalisation of companies.

Procedure & Timeline

1-3 MONTHS

INVESTMENT

The investment must be completed before applying.

To start the process:

– Open a bank account in Portugal

-Transfer funds into the account

-Finalise the investment

– Obtain a Police Clearance Report

2 -3 MONTHS

PRE-APPROVAL

Online submission of the application. The documents need to be pre-approved by the Portuguese Immigration & Borders Service (SEF).

BIOMETRIC DATA

Once an appointment date is given by the SEF, the main applicant and family members must visit Portugal to submit their biometric data to complete the application.

The appointment date may be set between 1-3 months from the pre-approval stage.

4 - 7 MONTHS

APPROVAL

The SEF processes and grants the Residence Permit.
