In the Spotlight – Greece Golden Visa – New Thresholds Official

The Greek Golden Visa programme has become a sought-after route to European residency for investors and their families, delivering a host of attractive benefits. Golden Visa holders gain visa-free travel throughout the Schengen Area, streamlining cross-border movement. Further, the programme allows for family reunification, with residency rights extending to the investor’s spouse, dependent children, parents and parents-in-law.

With continued residency, the Greek Golden Visa opens the door to potential citizenship within Greece and the EU. Investors and their families also benefit from access to Greece’s robust healthcare and education systems.

The recent proposed changes to the investment criteria have now been made official. You can read about the changes here.

Benefits of the Greek Golden Visa Programme

Type Benefits
Visa-Free Travel & Residency The programme grants visa-free travel throughout the Schengen Zone, encompassing 29 European countries. Investors and their families can enjoy the freedom to travel and live in any Schengen country for up to 90 days within 180. This opens up a world of business, leisure and cultural exploration possibilities.
Investment Advantages Whilst the investment thresholds have recently changed, the Greek Golden Visa programme still offers the possibility to invest for as low as €250,000, making it one of the most accessible in Europe. Investment opportunities for investors include real estate, government bonds, or both, providing flexibility and diversification. Moreover, property investments offer the potential for rental income generation, further enhancing the programme's appeal.
Family Inclusion & Citizenship Pathway The programme embraces family unity, allowing the principal applicant to include their spouse, dependent children under 21, and dependent parents in their application. This ensures that your family can share in the programme's benefits, creating a solid foundation for your future in Greece. After residing in Greece for seven years, investors can apply for permanent residency and, subsequently, Greek citizenship, granting them access to the full privileges of EU membership.
Exceptional Quality of Life Greece is renowned for its idyllic Mediterranean climate, pristine beaches, and rich cultural heritage. The rewards of strategic investing can extend beyond financial returns, potentially enabling investors to build a life of high quality in a safe and welcoming environment, with a significantly lower cost of living compared to some other European countries.
Access to Education & Healthcare Investors and their families gain access to Greece's modern healthcare system and educational institutions.
Legal & Financial Security The Greek Golden Visa Programme is well-established and secure, adhering to strict EU regulations and offering legal and financial security for investors. The programme is not blacklisted by the OECD, further solidifying its credibility and transparency.
Renewal & Residency The residency permit is renewable every five years, provided the investment is maintained. Residing in Greece for a specific period after the initial application is not required, offering flexibility for investors with international commitments. Investors can live and study in Greece, enjoying a high standard of living and excellent connectivity for European travel.

To obtain residency in Greece through investment, applicants must be over 18 and citizens of countries outside the EU, EEA, and Switzerland, holding no criminal records in any country they have lived in. The residency application can include children under 21, the applicant’s spouse/legal partner, and parents and parents-in-law. In addition, applicants and their family members must have medical insurance provided by a company that operates within Greece at the time of application.

For dependent children, residency permits are granted until the age of 21, contingent on the validity of the sponsor’s permit. Upon reaching the age of 21, they are eligible for an autonomous residence permit, which is independent of the investment and allows them to stay in Greece until they are 24. After this period, the renewal of their residency is subject to the regular immigration laws of Greece. This means they must apply for citizenship, provided they have been residents for the previous seven years, or they can become the principal investor by transferring the investment into their name, which allows the entire family to maintain their residency status.
